PMBC’s Initial Legal Brief

Friends and supporters,

Thanks to all who participated during the Woods at Viewcrest SEPA Appeal Hearing — and the Public Hearing on the subdivision applications — which were held during the week of January 12, 2026.

After the SEPA Appeal Hearing ended on January 16, PMBC worked closely with our attorneys and technical experts to prepare our initial post-hearing legal brief.

You can view PMBC’s brief HERE.

An abridged version that highlights the brief’s headings and summarizes PMBC’s case for a full Environmental Impact Statement (EIS) can be viewed HERE.

The deadline for the developer and the city to submit their response briefs and to reply to public comment is Friday, February 27.

PMBC’s final reply brief is due Monday, March 16.

The Hearing Examiner will issue a final decision by Tuesday, March 31.

We would especially like to thank our more than 200 generous supporters who helped PMBC raise nearly $200,000 to fund this community-driven effort to:

  • protect Mud Bay and the surrounding area;

  • require an independent and objective EIS; and

  • minimize the significant adverse environmental impacts the proposed subdivision will cause.

Your generosity and support has enabled PMBC to continue to pursue our community-wide mission to preserve what we all love about living here.

With tremendous gratitude and respect,

Protect Mud Bay Cliffs
